The Story

Revitalizing History: The All Inn Hotel’s Journey Towards Energy Efficiency

Located on East Colfax in Denver, Colorado, the All Inn Hotel is a storied building with a rich history. Built in the 1950s, the hotel originally started as The Fountain Inn, then became the Gold Room restaurant in late 1960 and turned into a 1970s-themed RockBar by 2006. This historic structure has witnessed the ebb and flow of Colfax Avenue’s history. Now listed on the National Register of Historic Places, the All Inn Hotel is ready for a new chapter—one that blends preservation of history with sustainable energy updates.

With backing from the city and support from the community, All Inn Hotel’s owner Brian Toerber embarked on an ambitious renovation project. The goal was to revitalize and rehabilitate the building’s outdated systems and fixtures, all while maintaining its historic charm.

A key component of this transformation is the installation of energy-efficient systems throughout the hotel’s 54 rooms. Each room will be equipped with high-efficiency mini split heat pumps, low-flow plumbing fixtures, low U-factor windows, and LED lighting. In addition, increased insulation will be installed as part of the roof replacement, ensuring that the building remains comfortable and energy-efficient year-round. To top it off, Tesla EV charging stations (not financed by CCEF) will be installed, catering to the growing number of electric vehicle owners.

The anticipated energy savings are substantial. The upgrades are expected to save 44,018 kWh of electricity, which is equivalent to electricity used by 6 homes for one year. In terms of financial benefits, the total energy, water, and operational savings are projected to be $18,620 in the first year of operation alone. Moreover, the hotel’s carbon footprint will be significantly reduced, with estimated first-year carbon savings of 69.3 metric tons, which is equivalent to carbon sequestered by 80 acres of U.S. forests in one year.

The building owner recognized that the All Inn’s mission aligned perfectly with CCEF’s by filling a financial gap for a clean energy project. The 15-year Clean Conversion Loan, with its fixed, below-market interest rate and payments amortized over the loan term, provided the financial flexibility needed to move forward with the project.

The renovation of the All Inn Hotel has garnered strong stakeholder support, with funding commitments from entities such as PACE Equity, Denver Urban Renewal (TIF), State Historic Tax Credits, Colorado Historic Foundation, and borrower equity. With this cooperation, these partners have made the project a reality.

Following a groundbreaking ceremony in September and transformative building renovation, the All Inn Hotel will serve a diverse clientele, including visitors to the nearby National Jewish Health hospital and musicians performing at Denver’s iconic venues. With its blend of historic charm and modern energy upgrades, the All Inn Hotel is set to become a preferred destination for travelers and a proud landmark in the community.
